Property Condition Assessments
A Property Condition Assessment (PCA) represents a statement of the physical condition of a building(s) and property based on a site visit; limited interviews with tenant personnel; inquiries to the Property Manager; and visual observations of the following system components: Site development; building structure; building exterior and interior areas; mechanical, electrical, and plumbing systems; life safety/fire protection, and general ADA compliance. The purpose of a PCA is to observe and document readily visible materials and building system defects, which might significantly affect the value of the property. A PCA also determines if conditions exist that may have a significant impact on the continued operation of the facility during the evaluation period. Observations are performed without removing or damaging components of the existing building systems. Recommendations and opinions of cost are provided for observed deficiencies based on the understanding that the facility will continue operating in its present occupancy classification. Replacement and repair reserve budgets are outlined in a chart format. Cost estimates are preliminary in nature and represent a range of probable costs. The scope of the report does not include any investigation of environmental conditions of the Subject property site and buildings. No representation is made as to the property's environmental condition.
