Construction Monitoring Services
Hillmann provides complete building and construction engineering consulting services to mortgage lending institutions, mortgage bankers and brokers, pension funds, property owners, purchasers under contract, real estate appraisal firms and property managers for properties throughout the United States. Hillmann performs the following services:
- Assist in the property underwriting of construction loans and/or monitoring of construction activities;
- Analyze the feasibility, cost and duration of proposed construction projects which are the subject of construction loan financing;
- Monitor projects during the course of construction;
- Review construction documents and provide a Plan and Cost Review Report prior to the closing of the loan;
- Provide a Site Observation Report after each site visit to summarize findings and recommend direct cost payment amount;
- Review status of project completion, permits and approvals, and determine cost to complete the project construction for incomplete (troubled, foreclosed, etc.) projects;
- Provide owner's representative services that can include monitoring of construction activities.
For distressed projects that are in a workout scenario or foreclosed projects that are partially completed, Hillmann can provide the following services:
- Determine the status, condition and quality of construction completed to date.
- Determine status of project permits and approvals and ascertain actions necessary to preserve the project's approvals.
- Establish an estimate of the cost to complete construction.
- If requested, provide owner's representative services for the lender to complete the project construction.
